We’re one of Londonโs largest landowners, a fact not many people know! This gives us the potential to build affordable homes, create new jobs and generate revenue to reinvest in improving our transport network with our property.
Our exciting spaces offer a wide range of opportunities. The properties are available for organisations of any size, from popups and small businesses to global brands. ๐๐พ
‘Meanwhile use’
We’re making use of our vacant properties in innovative ways to support local environments. Meanwhile use refers to the short-term use of temporarily empty buildings and spaces until they are redeveloped into something more permanent or brought back into commercial use.

๐ Camden Collective Auction Rooms
In the heart of Camden, a charity called Camden Collective take on temporary leases of disused properties and bring them back to life. They transform them into vibrant workspaces for a community of creative startups.
So Camden Collective have occupied one of our buildings which used to house auction rooms. They have completely transformed the building and now provides four floors of free hot-desking space and subsidised offices for creative start-ups.
By offering meanwhile spaces to organisations like Camden Collective, we support business growth and social and economic regeneration. Since 2017 Collectiveโs occupation of Auction Rooms has created 81 jobs, 144 hours of work experience and supported 346 members! ๐๐พ

๐ Hackney Depot
6AM development revived our property, above Ashgrove Bus Stand and created their first project with us called Hackney Depot. A 2000m2 floor with incredible character and natural light is used to create a safe, affordable and sustainable space for makers and crafters from the creative industry. ๐จ
Hackney Depot is currently home to 22 businesses from jewellery makers to an ex plumber who realised copper pipes had other uses and now creates furniture with them! With 50% of tenants from startups, the space encourages enterprise, apprentices, education and collaboration. The project also has high ethical and sustainable standards of living through a reduce, reuse and recycle ethos. โป๏ธ

๐ Earls Court Underbelly Festival
At Earlโs Court, we’re working on the regeneration of the former Earls Court Exhibition Centre in partnership with The Earls Court Development Company (ECDC). The property site is around 40 acres which is the size of about 22 football pitches!
In the meantime, the space has been used to host many events and shows. The Underbelly Festival hosts one of Londonโs favourite Summer festivals. So if you fancy going to a circus, cabaret, theatre or comedy show. Visit the festival website for details and booking! ๐ช๐ ๐

๐ The E5 Baby & Children Bank
Over in Hoxton, the E5 Baby & Children Bank charity ๐ฃ is temporarily located in one of our vacant railway arches. They were set up in June 2020 in response to the COVID-19 pandemic. They provide struggling families with clean clothes, toys, nappies, toiletries and kitchen utensils. The local community began collecting and providing those in need with essential items. Overall, they have already helped over 1,000 families including refugee families, trafficked women and survivors of domestic abuse.

๐ Limmo Bees
At the Limmo Peninsula, we have long-term ambitions to build thousands of new homes and green open spaces. While we prepare the site for development, we have worked with Bermondsey Street Bees to install beehives on our land. Our partnership with Bermondsey Street Bees is helping to support ecological diversity around the site without competing with existing species. From this summer, the hives will start to produce honey to sell to London’s restaurants and catering businesses. Bee-autiful. ๐
